A stark concrete box turned into a snug household lounge plus guest nook — lagged, escaped, and consented as genuine living quarters.

Project Overview

The Challenge

Nine hundred square feet of exposed block, low ducts, a lone slit window, and past damp patches. The brief asked for a teens' retreat plus spare guest quarters — never feeling subterranean.

Our Approach

We cured drainage at two corners first, then studded over unbroken lagging with a soffit trick that swallows ducts yet guards headroom where it counts. A fresh escape window spills daylight into the snug, while tiered glow — downlights, sconces, dimmable media glow — keeps evenings mellow.

The Outcome

The snug holds within a degree of upstairs all year, the escape window cleared inspection first pass, and the guest nook has already welcomed holiday visitors. Each damp-proof and insulation layer was snapped for the owners' file.
